DISTRESSED NOTES

  • During the Great Recession, we took advantage of an opportunity to purchase non-performing and sub-performing mortgages secured by commercial assets from Banks and other lending institutions. The notes were sold at a substantial discount to principal outstanding. We were able to work out the loans either by restructuring with the borrower or foreclosing on the notes.

777 WEST SAN CARLOS SAN JOSE DEVELOPMENT

  • FGC were partners in the purchase of light industrial zoned 1.2 acre parcel in downtown San Jose. This parcel was subsequently up-zoned to Transit Oriented, high density use as part of the City of San Jose's Downtown West specific plan, future home of Google's San Jose campus. Our ownership group was able to successfully mitigate soil contamination on the property and eventually sell to a developer who will be building a 120+ unit mid-rise apartment development with ground floor commercial on the site.

  • ​FGC has a diversified portfolio of investments in private placement syndications and real estate funds. The portfolio is diversified across sponsors as well as a fund strategies, geographies, and asset classes. Below are some of the types of funds and syndications we have holdings in: Value-add single property multi-family syndications, primarily in Texas.​ Special situations/opportunistic MFR fund diversified across the sunbelt. Mobile Home Park fund diversified nationwide​ Ground Up Development fund focusing on infill development in the Phoenix, AZ market​
